Challenges

Growth potential in the hotel market is largely limited to economic hubs. New sites in prime A-locations in A-cities are in high demand. They require substantial capital and face strict requirements for bank financing. Finding financially strong tenants is challenging, the time from project idea to realization is very long, and construction costs in Switzerland are high compared to other countries.

Success models

Swiss hospitality is dominated by SMEs: 70–80% of hotels are family-run businesses with 20–30 rooms. The future of hospitality lies in larger units with stronger economic efficiency. Strong brands are on trend—especially for business hotels in major agglomerations. Budget providers in the overnight segment are in demand, as are operators in specialized niches.

Location preferences

We are looking for year-round operations in Switzerland, close to a train station, motorway, or airport, with on-site car/coach parking. Preferred: the 2- to 4-star segment with a minimum of 60 rooms.

For a hotel property to be financially successful in the long term, the construction cost per room must not exceed 1,000 times the expected average room rate (ADR). Only then can both the owner and the tenant achieve a risk-appropriate return.

Your Partner.

Martin Studer has, over the course of his successful career, planned, opened, and managed several renowned hotels and restaurants in Switzerland. He holds an MBA degree and has been self-employed with SHM AG since 2002. Through the operating company, he is currently the operator, tenant, and franchisee of ibis Chur and Mercure Chur City West.
